Terms & Conditions

Last Updated: October 2026

Please read these Terms & Conditions ("Terms", "Agreement") carefully before using the house-claims.com website (the "Service") operated by House Claims ("us", "we", or "our").

By accessing or using our Service, you confirm that you accept these Terms and agree to comply with them. If you do not agree to all of the terms and conditions stated on this page, you must immediately cease using our website.

Mandatory UK Regulatory Disclosure: house-claims.com is a digital marketing, informational, and client-introduction platform. We do not provide direct legal advice. You are under no obligation to use a private claims management company to handle a housing disrepair dispute; you can manage the complaint process yourself for free directly with your landlord or escalate it to the official public Housing Ombudsman Service.

1. Our Services and Role

house-claims.com acts exclusively as an introductory channel. We provide an online eligibility diagnostic engine to evaluate whether a tenant's property defects qualify for statutory intervention. If your intake profile matches initial criteria, we introduce your case parameters to an independent panel of solicitors specialized in UK housing disrepair legislation.

  • Any legal practitioner or firm we recommend is entirely independent from us.
  • We do not guarantee that a panel firm will accept your case; acceptance is subject to their own vetting protocols and risk assessments.
  • We receive an introductory fee from our panel solicitors for connecting them with clients. This fee does not impact any compensation you may receive.

2. No Win No Fee* Framework and Success Fees

Where our panel solicitors offer their services on a "No Win No Fee" basis (Conditional Fee Agreement), it means you will typically pay no upfront legal fees to pursue your claim. If your case is successful, the following structural parameters apply:

  • Success Fee Cap: A customer will typically pay a success fee capped at up to 25% inclusive of VAT of the overall financial compensation damages recovered by the panel solicitor.
  • Repairs Enforced in Full: 100% of the cost of any property remediation, structural work, or maintenance repairs must be paid for and completed by the landlord in full. No legal fees can be deducted from the value of the physical repairs.
  • Cancellation Clauses: A cancellation fee may be charged by a third-party/panel solicitor if you cancel your instruction outside of the standard 14-day statutory cooling-off period, based on the specific time they have spent working on your file.

3. Tenant Responsibilities

To qualify for a housing disrepair claim and maintain coverage under a panel solicitor's protection framework, you agree and confirm that:

  • Prior Notice Given: All issues of disrepair (such as severe mould, damp, or structural leaks) must have been officially reported to your landlord or housing authority at least one month prior to initiating a claim, allowing them a reasonable window to act.
  • Accurate Documentation: You must provide truthful, complete, and accurate information, including communication records, text messages, letter logs, or photo evidence of the defects.
  • No Rent Withholding: You explicitly agree that you will not withhold rent payments from your landlord due to outstanding repairs. Doing so constitutes a breach of your tenancy agreement and may result in eviction or possession proceedings against you.

4. Use of the Website and Intellectual Property

Unless otherwise stated, we or our licensors own the intellectual property rights for all material, copy, icons, design patterns, and layouts displayed on house-claims.com. All intellectual property rights are reserved. You are permitted to access this site solely for your personal, non-commercial use, subject to the restrictions set out below:

  • You must not republish, sell, sub-license, duplicate, or copy content from house-claims.com.
  • You must not use our website or form mechanisms in any way that causes, or may cause, damage to the platform or impairment of its availability or accessibility.

5. Limitation of Liability

To the maximum extent permitted by applicable UK law, house-claims.com, its directors, and its employees will not be held liable for any indirect, consequential, or special losses arising out of or in connection with your use of our website or any subsequent arrangements you enter into with independent third-party panel solicitors.

We work diligently to ensure all informational guides and layout criteria on this site are up to date and reflective of current housing acts (such as the Homes Fitness for Human Habitation Act 2018); however, we do not warrant its absolute completeness or real-time accuracy.

6. Governing Law

These Terms & Conditions are governed by and construed in accordance with the laws of England and Wales. Any disputes relating to this platform, its forms, or its services will be subject to the exclusive jurisdiction of the courts of England and Wales.
